The model, in plain terms
This site is free to read and free to use, and it always will be. Nobody building a house is charged anything at any point.
The intention is to rent the stream of enquiries to a single local builder for a fixed monthly fee. That builder would receive the enquiries this site generates. They would not write the pages, choose what appears on the builder table, or have anything removed.
Today that is a plan, not an arrangement. No builder is paying, nobody has been promised anything, and no company on the builder table has been approached for money. The date above is the date that was last true, and this page is where it changes.
Why a flat fee

The flat fee is the one that leaves the writing alone. It is not a moral achievement, it is just the structure with the fewest ways to corrupt the content.
- One builder, not a rotation. A panel of paying builders turns this into an auction, and an auction has to be refereed by whoever is paid the most.
- A fixed monthly figure, agreed in advance and not indexed to your project, your budget or the number of enquiries.
- Named here on the day it starts, not at the end of a quarter and not only if somebody asks.
The bias, stated plainly
If a builder is paying for this stream, the site benefits when you call that builder. That is a genuine conflict of interest. Listing it here does not remove it.
What limits it:
- The fee does not move with your spend. There is nothing to gain from a larger project.
- The builder table is not for sale. It is assembled from Idaho registration records, corporate filings, BBB profiles and chamber listings — and it will keep listing firms that pay nothing.
- Unflattering facts stay. A lapsed registration appears on the table whether or not that firm is the sponsor.
- Any sponsor is named here, on this page, with the date the arrangement began.
What this site never does
- Charge a homeowner, for anything, ever.
- Sell your details to anyone.
- Run automated text sequences at you. A person replies, or nobody does.
- Take a cut of your build contract. This site is never inside it.
- Publish a testimonial that did not happen, or remove an accurate fact because a sponsor asked.
The rule this page is written to
Disclosure of a paid relationship is not a courtesy. The Federal Trade Commission's endorsement guides, in force since 26 July 2023, require it:
“When there exists a connection between the endorser and the seller of the advertised product that might materially affect the weight or credibility of the endorsement, and that connection is not reasonably expected by the audience, such connection must be disclosed clearly and conspicuously.”

What does this site cost me?
Nothing, permanently. No homeowner is ever charged for anything here — not for reading, not for calling, not for being pointed at a builder.
Then how does it make money?
The plan is to rent the enquiry stream to a single local builder for a flat monthly fee. They would receive the enquiries that come through this site; they would not get to write the content or remove anything unflattering.
Is a builder paying you right now?
No. As of 14 August 2026 no builder pays anything, none has been promised placement, and nobody on the builder table has been asked for money. If that changes, this page names them by name and the date it started.
Why a flat fee rather than commission?
Because a percentage of your build gives this site a reason to want your build to be bigger. A flat monthly fee does not move with what you spend, so nothing written here has an incentive to talk you upward.
What is the honest bias in this model?
If one builder is paying, this site benefits from you calling that builder. That is a real conflict and pretending otherwise would be worse than disclosing it. The defences are that the fee is flat, the builder table is assembled from public records rather than from who pays, and any sponsor is named on this page.
Would a paying builder control the content?
No. No sponsor gets editorial control, and nothing accurate gets removed because a sponsor dislikes it. If a sponsor's registration lapsed, that would appear on the builder table the same as anyone else's.
Do you take money from anyone else?
There is no advertising, no affiliate links, no sponsored content and no data sold to anyone. If any of that ever changed, it would be disclosed here before it started, not after.
What happens to my enquiry?
It reaches a person. You get pointed at the builders who do the work you described, and you contact them directly — this site never sits inside your contract. There are no automated text sequences, and your details are not sold.
